We offer three types of inspection and report
for residential property with fees based upon the purchase price:
This report is intended to give a professional
opinion of value. It gives minimal information on condition and
is the least expensive of the options. It is suitable for a number
of purposes including probate, matrimonial disputes, capital gains
tax calculations etc.
RICS/Homebuyer Survey & Valuation
This is an economy package suitable for
purchasers of flats and for most conventionally built houses constructed
after 1900, but not for unusual or period buildings. It covers virtually
all aspects of the property and reports briefly on urgent and significant
defects only. It has been designed to assist you make an informed
judgement on whether or not to proceed with a purchase.
An Open Market Valuation and Building Insurance
Assessment are included.
The Building Survey
is a detailed and lengthy report with photographs that describes
the condition of whole property and reports on any faults found.
This type of report is suitable for all houses and commercial properties
but not generally for flats. It is essential for those in very poor
condition or those which have been extensively altered or for period
or historic buildings.
A Building Insurance
Assessment is given but no Market Valuation is included. This is
the most expensive option.
